It literally takes 5 minutes to get from downtown KC to NKC.  4) See 3a.5) The KC market is not yet saturated, but I think a lot of the "popular" areas to invest in are getting too saturated.

Yeah that's a pipe dream.Even with 0% down you need tens of thousands for due diligence costs and then reserves post closing.Seller will usually not do zero down because if you stop paying and they have to foreclose they will be upside down spending money to get the property back and have to inject more capital to stabilize it and get it back to where it was before they sold it.Some seller financed stuff people read was from 5 years ago when the markets were frozen and sellers would do anything to not manage a property.

A 2 bedroom basement has been built "extra", and all units have been rented for a bit.The LOI added clause literally says: "Sellers make no representation to the legal number of Units"I called the city building inspector, and surprisingly, he said that the home was listed as 2 unit, not even 3, let alone 4.

@Joe Splitrock  city of Portland has passed some tough laws.any apartment now over 20 units that is build must have 20% for low income.so all that did is have developers apply and receive 7000  that's SEVEN THOUSAND doors IE permits for developments for 7000 apartment doors that don't include this rule  it was all done Q 4 2016.new law went into effect Q 1 2017  take a guess how many doors are being applied for in the entire quarter.... 175 that's it.. in our region we build about 10 k housing units a year  about 60% SFR rest multi... building new buildings in the city of Portland will come to a trickle and there will be NO subsidized apartment units like the politico's hoped for.PDX also just had another measure that was being voted on this week.I have no dog in the hunt as I am strictly a value add guy and builder.

You'll have to back it by your own SSN (so you might get declined with bad credit), but I've got tens of thousands of dollars in credit line on credit cards in my LLCs names and that debt doesn't show up as open accounts on my credit reports or affect my FICO score.Good luck!

Main reason I don’t think this is at all viable is because I’d be paying crazy 39.6% fed & 13.3% state taxes on the gain, which by my math is many hundreds of thousands in taxes.2.

But there are other circumstances that may be appropriate as well.Prior to 2008 there were literally thousands of folks 1031ing rentals into nice vacation rentals and then after a year or so they would move into them and sell two years later taking the profit tax free by virtue of the conversion into sec 121 property.
