simple contract forms to use for your contractors?

wondering if anyone has a simple contract that they use with their contractors which covers items such as start and finish dates, liquidated damages, progress payments with milestones, quality of work minimums, insurance requirements, etc.Im a construction estimator/project manager for my main job and our contracts are of a size that would scare off most small contractors that work on individual properties.

since you paid cash I certainly hope your properties cash flow :))nothing wrong with sleeping well at nigh knowing you have no debt and have ( bay area real estate) an extremely liquid investment should you choose to refi or sell.

If you are unclear and the inlays are unclear, getting an attorney involved will not necessarily provide the required clarity.Suggest you start with the escrow conant and the lender.My base business is making mortgages yo estates for the very reason you describe.Once the estate has liquidity, they distribute cash to creditors and other claimants and the real estate to those who are receiving the property.

I really think you need to bring in a closet expert if you have a store around where you live that just sells custom closets.If not,a general contractor is your best bet to determine size and if any redesign of the room is necessary.
