If it's a little seedy, contact the people who run estate sales in the area and see about setting up a nominal base lease with a breakpoint clause.

The last one they used the same criteria as the first one and ignored the rent income from all the properties even though they asked for copies of all the leases.

Everything is in good condition, they just don't want to be landlords anymore and would like the best price they can get for their house, ideally without having to put it on the market from out of state.After recently reading @Brandon Turner's "Investing With No/Low Money Down," I got the idea for a lease option, and would very much appreciate any feedback, insight and thoughts!

@Elizabeth Zielinski nice to meet you and one thing I would say is to look over their lease and inform them at the end of the current one they will be rescreened if they have had issues in the past and a new updated lease with verbiage specific to your company would be coming. 

The end of the lease is 3/31 and I sent him a lease extension in February.

Subject to, warp, or a lease/option are all ways to "take over a mortgage". 

This was extremely advantageous as she was willing to negotiate our lease end date. 

The company we are using is charging us 5% of the monthly gross rents plus a 1/2 month lease up fee when placing new tenants.

You are bound to the lease as signed.
