@Imani Porter-Clinton Hello Imani, I'm a beginning investor out here in Charlotte as well I live here though. from my experience so far there's opportunities in Charlotte but you have to really generate good leads. that's probably the main thing I struggle with right now.

All four Wasatch Front counties are above 20% appreciation with Davis County leading the pack at 30% median home price appreciation from December 2020 to December 2021.Its a great time to own real estate.

I work in construction mgmt so I would constantly reel in the scope.Recommendations - get a really good property management company, start with a single family or at least separate meters, know the additional requirements on Cleveland landlords (yearly inspection fee, lead fee, etc) walk the house prior to buying.

While she may have decided to pay last month rent I think you are burying the lead as refusal to comply with your lease terms (last month rent) is a red flag to me.
