(Example: A buyer of one of my finished rehabs wants me to break down about 200 sf of kitchen tile flooring and replace it with the tile of their choice - at my expense....

You have to lay down the ground rules. 

For example, they might recommend a particular tile or flooring and you could ask for a lower priced product that still meets your criteria for quality and style. 

If I had smart money, I'd lay it all up and down the South Alston corridor.

Title insurance and other costs regarding tile company are usually paid by the seller. 

I do have about $100k in liquid capital, past experience with construction, an engineering brain that analyzes opportunities and complex networks and a passion for real estate .I have previous construction, engineering and renovation experience (laying tile when your 16 counts right?....) 

I am an old school land guy who started in the mid 70s when you had to use a compass and quad maps.. tax plat maps would not work when your in the mountains. you need to see how the terrain is laying out on the ground. 

Issue the pay or quit notice immediately and wait for him to contact you to discuss the issue.If you want things done your way never waver, lay down the law early.
