Listed Rent would be between 3500-4200 per month depending on a local property management company strategy.We have assessed our budget and goals while in Europe and would not want to maintain a mortgage in USA (vacant) AND a rental payment in EU.further details: we are 3 years into the loan at 2.625% int, primary and only residence owned, house will need 2 new AC in next 2 years, water heater, and driveway repairs, would only rent with a property management company as we will NOT want to manage from abroad. 

Have you considered 1031 exchanging into any other types of cash-flowing assets if your goal is to a max out cash flow?

Hi All, I had owned a property on my own name and just sold it last week and transferred the money into 1031 exchange. 

Judging by the many recent posts on this forum, my title should attract a wide audience :)Is April 15th the last day to file my taxes?

Some of these small contractors are basically bankrupt day to day, taking your deposit to finish the last job. 

You can hold back prorated money if the damage is above and beyond normal wear and tear (if paint last 4 years and you need to repaint after 2 years, 1/2 of the painting cost should be covered by the security deposit). 

Downtown area, last I heard, still had STR permits available (unlike Mission Beach).
