Hello,I was recently told that if I or my partner personally complete work on one of our flips that we own under and LLC that it voids the liability coverage within the LLC and we as individuals would open ourselves up to Liability.

Just a tip: make sure you go into it with an experienced brokerage who really know their way around.I’ve personally been helping international investors get into the Dubai scene and work with experienced local companies that handle everything from start to finish.

I knew several people who had an undeniably great stretch (probably in that 20% range) until the GR and FC hit them in the face. 

I personally never want to own a property where I know I will get a fight. 

Negatives are that there is an additional cost for me and if the tenant doesn't pay the water bill, i would end up with a potentially large bill at some point. 

Have lawn person to do it.

I understand that I should have a separate bank account from my personal checking/savings, but based on my research, this first deal won't necessarily provide cashflow with me living in one of the units (it will when I move out).

The duplex/SFR I have been buying have ranged in 0.95% - 1.1% of monthly rent to purchase price.
