I live in Texas but the company I'm with invests in Florida a ton, we have an Area Manager that lives in Sarasota that would definitely like to get out to some meet ups.

I have an investment property worth $500K with a $150K mortgage. 

note though that it is rare for a personal home to be a best investment property.  

It's a lot of cash investment in rehab and this will be my first investment only property.
