My agent worked at the same brokerage as the listing guy, and I got some good poop on him as well....got back in there, walked away twice, spent a lot of time at the building talking to tenants, figured out the sellers pain points, came in hot on those, and eventually got it done.

Technically, I believe you can use their deposit for the "damages"In reality, if they have been a pain in the neck all along, I would go buy some touch up paint and do it myself.
