Have an inspector point out everything wrong with the property.Have the buyer's realtor try to renegotiate the price down because of imperfections and ask for concessions and money for repairs and closing costs.Pay realtor fees (at lease for the buyer's realtor since my partner would be my realtor).Sales price = 120,000 - 8400 (7% which includes realtor fees, closing costs, BNSR repairs, and concessions) = 111,600 - 93,000 (what I have into the property) = 18,600/2 (split with my partner) = 9300 (profit for each) - 2800 short term capital gains tax which might be as much as 30%.
