many agents and sellers want to see how much loan $ you are approved for, and/or cash on hand to afford what you are offering to buy, in order to take you seriously enough to go through the trouble of a showing and the time negotiating offers and terms (lest they waste that time with any and everyone not qualified but just interested in wheeling and dealing to see how low you will go or whatever).the moment a potential 'buyer' drops the W word, there's this implied expectation for the agent/seller now to suddenly take the wholesaler on their sheer merit - as opposed to on any financial qualification to enter into a binding contract - that they dont have any interest in the property actually closing *unless* they find a buyer to make a profit off of before the contingency period runs out.

@Jason Crowe shop around for a lender that will.Last summer, I picked up and 8plex... with 1 nonconforming unit and 1 trailer (5th wheel) hooked up to electric, water, and makeshift sewer.

to me those are just normal landlord experiences..I think some of the worse things we deal with is contractors doing crappy work or flat stealing money.being a lender in 08 meltdown that one was rough.building a home that was 6 inchs to low and had to raise it up..

They lay the laminate inside the baseboard and then cover the gap between the laminate and the baseboard with quarter-round that matches the floor but not the baseboard or, worse, with a ton of caulk.Either way, this leaves the baseboard too short and looks terrible.The right way is to remove the baseboard, lay the laminate up to the wall (minus a quarter-inch or whatever the manufacturer recommends for expansion), and then reinstall the baseboard on top of the laminate.
