I am not in any hurry to rent to a first warm body as I actually have a job.The current rate closer to 3k for a 2 bedroom and I am well below it with the price hike.I have a garage, pool, fitness center, walking trails, custom spa shower, balcony, patio, gorgeous sunset views as I am atop of a hill and surrounded by trees.My place does not look like a rental.It looks like a homeowner lives there.

Not to venture from the OP, but a note: a residential property held in such an LLC can be sold through the share where title is not transferred until the share is fully paid without getting into a real estate seller financing issue if properly structured.Income from properties in the LLC can also pay for premiums for health and life insurance as well as for contributions to a retirement plan.

Those ships are very hard to turn around.I like businesses where there is a burning need to sell such as partnership split, death, health reasons, inherited family doesn't want it, retirement, other businesses need their attention where the capital outlay is greater and they are not doing well etc.I like the business to be open for decades and have strong profit.
