Nothing wrong with that if you can avoid owing Uncle Sam a bunch of cash that can be used as a down payment to buy more REI!

My wife and I buy the homes with cash we borrow from a hard money lender. 

I am having a hard time finding anything that cash flows with a down payment from 20% - 35%.

Unit A is about 100 years old and Unit B is almost completely new.Pros:-The duplex is in a very desirable neighborhood with home value appreciation year over year at about 50+%-Rent is also in high demand within this area-Cash flows well even with high interest rates and increasing property taxes-Home is price below average cost per sq ft-The house has been renovated and some parts of it has been remodeledCons:-All issues are with Unit A, the 100 year old unit.

Purchase price: $100,000 Cash invested: $35,000 Purchased for 100k, Rehab 40k, resale for 190k.

If you can get half your mortgage paid and retain some of your cash for the rehab (or get a loan that includes rehab $$) you should go for it.

This maximizes rental income while you crunch the numbers, ensuring positive cash flow after factoring in all expenses.

As logn as you give seller every dollar you receive in “cash” from your sale as a downpayment.

There are better markets if you are interested in out of state investing and fair chance of getting better returns.I would start by fine tuning your investment and success criteria, then pick and research couple of areas before you make your decisions. for example Ohio- Cleveland, Kansas City etc offer better chances of cash flow vs Tennessee-Clarksville may offer better appreciation.

My personal interest is in rental property investment. how much minimum income needed to start real estate investing in British Columbia, Vancouver or Alberta, Calgary region. with current affordability I can only purchase one 2 bed condo. with current rental market its not possible to generate +ve cash flow with even 20% Downpayment. curious how people are making money or is this just real estate scam to sell properties?
