When i looked at doing a 203k i talked to a gentleman by the name of doug foster in columbus. he is an expert and a  203k consultant. he is a great liaison between the contractor, bank, etc. he also does inspections and will help do pricing for the rehab if you've never priced one out before. 

Instead I was very transparent and showed them my labor burden for each employee that would be there.

@Glenl ClarkThe way you describe it does not work, but I think the goal you intend may.If you qualify as self-employed with no employees,  you can establish a Solo 401(k). 

Do not use Box 7 "Non-employee compensation."

I'm not sure I see that much value in a college degree, my business degree was ideal for being an employee but as an entrepreneur and investor I see no value in it.

Just like any business, its usually cheaper to keep an existing customer or employee, than to acquire new ones.
