A late paying rentersends up a red flag.

I am a big fan of threatening a BBB Complaint, which seems to create movement at levels above the loan officer, as that can be a huge red flag for higher ups at the main office.

Flipping without adding value is always a red flag, or a grey area, at least.

The insurance company actually sent someone out to look at the place and flagged them as an issue. 

It really depends on state laws and the proper characterization of a lease-purchase.

I automatically don't trust the companies who leave them off and only work with ones who do (far from my only criteria with a company, but it's a huge red flag). 

Offering an advance like that to a contractor who is already slow is a big red flag.

Kitchen looked good though And hallway between kitchen and den, there was some work done at some point...So first Red Flags were a giant leak in the laundry room ceiling causing the drywall to be torn down, water is not turned on, so plumbing might need to be entirely redone (quickcrete in the plumbing).
