For the record my wife is Canadian with a green card and I was born and raised in Chicago, IL. 

Just because a business card probably tells you a position does not mean that they know anymore than you.  

Long story but I am building my credit to be able to get a loan (starting with no credit score and haven't had a loan or credit card in 20 years).  

Make sure you do good in school, get a credit card and pay it off every month to accumulate credit, and get a part time job to minimize your school loans! 

Grab all the business cards you can and start building your network.

I think you'll find that the 2 are quite different; the commercial world is very cut throat..As far as building rapport with brokers, it's the same as with anything else - be where they are, pass out lots of cards and shake lots of hands.

In my experience, many investors want a balloon around the first five years, regardless of what the note term is.
