i would just leave water heater unless it can be moved easilymost good electricians can use a fish tape or rod to pull new electric wires,most likely you will only have to do some patch work on sheetrock once they are finished we change water heaters for a box store in my job(just over broke)every day and nobody worries much about water location until you get into high end areas hope this helps good luck

I saw a lot of people who were looking at taking losses or just breaking even on their slow flips get saved by that rapid come up in prices that boosted your profits. 2.5 years process though, that would drive me nuts.

And I find that landing several big fishes (Commercial properties) that feeds you longer is better than managing 40-50 properties and barely breaking even.
