Ali, you mentioned that you started this project, but it seems like your an affiliate of a firm that does this and you make your money from the referral fees.if this were the case, wouldn't the company that your affiliated with provide some kind of training to find leads?

I have yet to make my first deal but am very eager to learn anything that could help me become successful in real estate investing.I'm interested in Buy and Hold investing locally and am currently waiting for tax time to hit to apply for a conventional loan and buy an owner occupied duplex, triplex, or whatever deal comes my way.

The one thing that I will say having managed properties in other countries (China and Russia) is that you need to have a firm grip on the culture and the culture surrounding rental properties, land ownership, law enforcement, court systems, etc.

This works well for more singular and static investments, but will become inefficient the more interaction or time-sensitivity there is with your portfolio.There are also two plans that provide what is referred to as checkbook control.A Checkbook IRA is offered by specialty firms that will start with a custodian held IRA as above, but then create a special purpose LLC to be the sole investment the IRA itself makes.
