The money would be in my dad's name though, so I feel like there would problems with this. 

My feeling is having another party involved incrementally creates another link in the chain that can be delayed, broken or worse - allowing the payer to "claw back" payments, sometimes months from now.

It will ALWAYS feel scary at some point no matter how good the property/deal is. 

I work with a team of millenials, they are not buying because of limited inventory and the feeling most of what is on the market is overpriced, and we are still awaiting a bigger correction in housing prices. 

We are willing to put the work in because we feel there is a need in our community. 

We have a 3 months seasoning requirement so they do exist.

So, a decent deal is likely to get better over the long run. given the high amount of cash needed for brrrr do you feel it would be better to start with a long term rental as an initial investment that has less risk involved
