So a shack 2/1 in PB that rents for $4k/month will likely have lower cap expense than a 3/2 in Detroit that rents for $800/month but if I use rent percent as the basis for cap expense the little PB 2/1 would have more cap ex allocated.BTW my roofing exercise on a 1000' structure in San Diego county: $8K replace asphalt shingle roof / (25 (years lifetime asphalt shingle) * 12 (months per year) = $26.67/month. 

Spend time in meditation/prayer,  reading, affirmation, exercise (done before 8:00 or my day is just off),  journal three things I am grateful for, 3 things that would make today great, this also acts as a journal.

I would agree with @Jessica G.It's also a good exercise to go on Zillow or Redfin and filter for recently sold comps from the last 6 months in as small a radius around your subject property as you can find.

@Amanda CatesI'll no doubt get shelled for this by some but I've found trying to collect from previous tenants can be an exercise in futility.

Great exercise in rehab budgeting - got to use a new spreadsheet I designed that includes prices for everything and helps calculate actual rehab costs.

This exercise was really for practice while I get my RE License.

I would assume that option has already been exercised.2) I made a comparison.

Resident, property, and contractor management is far from a 'passion' exercise but the freedom it can bring to other passions such as family can be great.
