I have been listening to a lot of investing/REI podcasts to start to get ideas on how best to execute a rental investment.

Here in Chicago, Illinois you would get them to agree to terms and then execute a signed contract, which would then go to the attorneys for review (in Illinois attorneys are always involved).I wouldn't contact an agent unless you want to pay them a commission, that's part of the reason you looking off-market isn't it? 

I've been listening to the BP podcast for a little while now, and am trying my best to start actually executing in RE.

Do your due diligence, put contingencies in place and then execute.
