Depending on where you are investing you may have seen 100k increase or even double.

You have to be on for a while to see it and understand the marketing side going on in the forums, but once you do, you realize that even forum referrals are questionable.  

Real estate continues to be high where I am located and when I calculate the mortgage payment with 20% - 25% down, it only breaks even with the rent I could collect.

I personally have a number of HELOCs on my properties, and as a lender with access to dozen of investor's HELOCs I can say none of them restrict the use of the HELOC, or even require a cash out letter of explanation.Credit Unions write their own rules!
