I a wholesaler has a property under contract, can s/he have a realtor handle to paperwork to sell to a traditional buyer?  

You essentially are leveraging their experience to grow and learn the business so you can someday run your own syndications.

Concerning mobile homes attached to real property I do use a RMLO and property attorney to negotiate and create all paperwork.

So I have been meeting with portfolio lenders, which essentially are smaller banks who hold onto the mortgages (and don't sell them) so they earn their money by the interest you pay for 30 years.

Essentially, the point is, the Vendee (Borrower) is afforded a right to redeem which makes the process look more like a foreclosure (judicial at that).  

I have only done equity raises and there is overhead associated with doing them, but there is also a lot of value in having a partner to help herd the investor cats and pull together all of the paperwork.  

Essentially you could combine/cross all assets which are held in title to the same entity such as all the IRA properties or all the properties held in your natural name, like your primary residence.

This makes it easier for them to not to 'forget and lose the paperwork' and never return it.

In the town where I have a rental SFR, if you're doing a plumbing reno or inspection & there is no ongoing water service at the property, the utility will allow you to turn the water on for a day to do repairs, etc. without going through all the paperwork.
