Hey Chris,Since you have a source to get your flooring cheaper, and you can do the labor, I would definitely step-up and upgrade the flooring because your 5k floor, is somebody else's 8k floor. 

If no one else is interested, you can find bargains, if owner occupants and/or hedge fund guys are biding, it's close to retail. 

When/If the neighbors complain (and they always find out), then you'll have a mess on your hands, because you may have an illegal lease.I'm not sure it is easy to find someone of similar interest. 

By the time you're done replacing rotten sheathing and re-shingling, who knows what else may get disturbed and end up leaking a few months down the road.

.), or you have enough cash to buy the property outright and then sell to someone else at a greater price, it can't be done here.

Everything else...not so much.For reference, my last reno of ~1200 sf cost $25k in materials alone, using low-priced products from Lowes.I'm also confused on the layout of the property. 

We don't have much invested anywhere else and my husband is in his mid 50s.

You would be better off looking for something else.
