When I asked her to write up the offer as soon as I got back from the hour-long Drive visiting the place by myself, she didn’t write it up till two days later, after twice texting her about the offers.

Barrier's to entry seem to be low, it's not too far for me to be able to drive down on a weekend, and returns seem healthy.  

There are probably a handful of major employers that drive the whole local economy, which is not great from a risk standpoint.

You already know you have drive and you can save.

I also only buy in specific neighborhoods, so know the comps and ARV pretty well before I even drive to a property.  

What skills do you have that would be of use to them - could be number crunching, driving for dollars, bird dogging, contractor skills, etc.

That is not sustainable especially with big cap ex coming up like the roof that needs replacement.

We've had to lower this rental price several times over the last few weeks to start driving leads.
