Investment Info:

Single-family residence fix & flip investment in Harker Heights.

Purchase price: $136,534
Cash invested: $140,213
Sale price: $335,000

This was a VA repo that we got from another investor. 75% Remodel.

How did you finance this deal?

Financed with our QRP funds, all profits go back to the QRP.

How did you add value to the deal?

New roof, electrical, plumbing, kitchen, floors... you name it.

Lessons learned? Challenges?

Buyer wanted to do VA, they had significant down payment. Appraisal came in lower, appraiser thought they were helping vets by trying to depress market, they weren't helping. Buyer decided to go conventional, we hung in there with them. It was all worth it in the end. Makes our heart happy.
