I follow a lot of Dave Ramsey groups and listen to him a lot, and this seems to be the approach he promotes.

Talk to a CPA (which I am not)... you could do a 401(k), but 401(k)'s have a lot of rules and are fairly expensive to set-up and administer unless you already have one set-up for your business. 

I suppose I can take the money out and put into a bank account and then submit it, but that would be a lot more work4.

There are a lot of preventative/proactive things you can do, including, but not limited to;1.

When I google it I don't seem to come up with much and a lot of people, even my tax person, don't know much about self directed IRAs.

This community has a lot of knowledge, but international STR might be light here.

We handle a lot of out of state clients and can work with you to schedule video tours if you are out of the area or show you some properties if you are in town.

I agree with @Erin Spradlin - I think if you can confirm/convince potential tenants that there is plenty of on street parking it is not an issue, but if it is in a busy neighborhood where finding parking could be difficult I think adding the parking area would help a lot.

I didn't get any more reservations with Evolve and I was driving a lot of traffic there myself via the Nextdoor App, Facebook groups, etc.
