To @Jerryll Noorden point, if you are in the business for the long run, you are better off learning how to make them chase you, not the other way around.

I’m still planning to continue investing in real estate once I figure everything out with this property and it makes sense to do so financially and I run a better analysis (since I clearly failed this one).

It also allows you to run cashflow reports so you can monitor your overall cashflow across all properties.

I don't know about other builders, but I would charge an investor who doesn't have a design and doesn't know how to run a jobsite the exact same as I would a homeowner.

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Their CPA firm's rates are much higher than my bookkeeping rates (they're a firm with staff, I'm a solo practitioner), so for this particular client it makes financial sense for them to have an accounting "team" vs running everything through just the CPA firm.My recommendation is to evaluate your existing needs and how you expect them to change over time, and then do your research accordingly.
