I think it's great you're diving in and networking with folks here on the site.

The deep discounts will be with the stamps that are still attached to paper or removed with the gum also removed.

I've read some people go material diving for excess/unused materials at slab/appliance/cabinet yards but we don't have much of that (it seems) around North NJ and I work a full-time job so my time to scope material yards is somewhat limited.Where do you all go?

Or does location not matter as much, so long as deep specialty is in real estate?  

Over the years the place has really took a dive.

I also have discussed this with local investors-- those buying old dives in the East Bay and considering paying 50-70k per head to get rid of the tenants.

I am interested in diving in full time to this.

Third it pays off to do a good amount of research before diving into a fix.
