If the investor owns a number of properties, look up the details through the public records.

As I don't know all your details and cannot fully advise, but I personally choose single member LLCs.

The best way to avoid this type of problems is to have a better screening system as Nathan details them.

I left a description of details from the broker at the bottom of page in other information, it’s crazy under rented and I believe because the tenants have been living there for like 10 years , and the owners feel some kind of loyalty to not raise the rents 

Didn't remember any chapters in particular that went into detail of what to do between the offer being accepted and the closing day.

Navy FCU was not offering a HELOC secured against an investment property (i.e. non-owner occupied), neither Wells Fargo nor the several small credit unions I called were "doing investment HELOCS right now".Details:  3/2 SFR.  

Talk to a title and escrow company for further details.
