You need to devote time to learning these things so you understand how to navigate through the obstacles ahead.

I hear others talk about finding deals as thier biggest hurdle when investing OOS. I actually see properties that will cashflow and have meat on the bone all the time. For me biggest challenge has been something else....

If zoning allows more units, I would add smaller detached modular / steel units as fast as cash flow allows.

It's usually the moving money that's their biggest fear/obstacle. 

I was replacing tons of our 2 bed / 1 bath detached units for about $4k..

=PHaving said that, there's a big difference also between simply bragging and sharing a success story with useful details such as numbers, obstacles overcome in the process, all the how-to details, and other information that others can actually learn from.

Talk to experienced investors who have done successful rehabs before and see what obstacle they faced, costs they paid, etc.
