The property is already listed with another  brokerage but I'm looking to work with a buyer along with our designated attorney that has been able to provide very valuable details regarding the property. 

Comps may be difficult because they more than likely won't be similar in style or design, but that's how an appraiser and really any lender will look at it.Once you acquire the property, look into splitting them up, but be careful to note that there may not be comps for whatever type property you create. 

If you use the home as a rental (out of necessity because the homes won’t sell or by design), the cost to move and setup the home is the responsibility of the community owner.  

They are designed for commercial use and therefore can take a bit of abuse.

Depending on location limited parking might not be that big of a negative if it is in a walkability urban core type area or small city town where everyone walks around to businesses.If it's a destination type spot in a strong suburban but with lot's of greenspace and no nearby cross anchor areas for overflow parking then having a bad design for parking can be a big negative.

Market analysis is so critical (it supersedes property analysis) that I ended up designing my own software to analyze markets. 

While you have the columns in the basement, they are designed to carry the load from the roof down through the existing stud wall and into the foundation. 

For the Shaker Heights area it looks like you need to designate an in-state agent, per Ohio law.
