I see properties weekly that have issues with large trees, overgrown vegetation or termites that if they would have been addresses a few years before, for pennies on the dollar, then they wouldn't be multi thousand dollar issues in the present.

I personally prefer Multi-fam best as it presents better cash flow I lacked on single family LTR, is passive income (Schedule E on your fed Taxes) and is less management and work.

The property I am targeting appears to be basically well maintained though it does have some visible deferred maintenance, but nothing out of the range I have dealt with on everything else I have ever bought, but it is long term ownership and I have good reason to believe (sneaky spying via google street view) the ownership is quite elderly at this point.

Doctors with hundreds of thousands of dollars in student loans on deferred payments tend to have problems getting mortgages (or at least they think they can't, which amounts to the same thing).
