In that situation, you would have to get quitclaim deeds from your siblings, and also file an affidavit in the real estate recordings explaining about the death and who the heirs are.

Job relocation, death, divorce, illness, growing family, inherited estate, over leveraged on a mortgage, job loss, etc. are all HIGH motivators to do something.Testing the market, wanting a bigger house, etc. are weak and non-starters.
