Banks will lend on 4plexs or less as if they are a single family home  so just look for comps with similar SF and bed/baths that should get you in the ball park.

However, houses are different, a 3 bed/2 bath house in Chicago will not be worth the same as a 3 bed/2 bath in Los Angeles.Real Estate is so local that even if there was such a website that listed underpriced properties, I am not sure how reliable it will be.Zillow does something similar to what you are looking for, but those numbers are all over the place.I have noticed in my area generally a foreclosure (HUD, Fannie, Freddie, etc.) is listed below market.Unless you were looking to buy 100s of properties, you should be able to focus on an area and study it really well and find the deals that meet your criteria.

The landlord also can negotiate with prospective tenants a higher rent if they want/have a pet or two, or if they have some other need or amenity they want, such as a refrigerator, or water bed or something.

If any of these properties are near where the one you're looking at is, the value should be pretty similar.For what it's worth, a good quality, finished property on the South Side will generally be valued over $100k (depending on size and bed/bath count).

(super deceiving house)3 Bed/3 Bath.New wiring, new On-demand hotwater boiler system, 9 ft ceilings throughout Now for the Afters: Front (I am still trying to decide on colors etc) Living Room (31x13) so I am using and staging it as a Liv/Din combo Dining Room (16x16) being used as a Family room since there is a breakfast room off the kitchen.
