I'm new too and have really appreciated the welcoming culture here, and want to pass that along to you.

These neighborhoods all have strong demand with Houston's population growth and close proximity to downtown/cultural centers. 

You will learn a new culture that mostly speaks spanish and is part of the US.

Sure, we can live on x dollars for the rest of our lives, but should we stop creating value for our economy, society, culture, church, family, etc., because we have enough money?

You can make money, don't get me wrong and become wealthy over a extended period of time if you are smart but it takes hard work, creativity and constancy.

I also understand the seller advantage if it's in bad condition and that they don't have to deal with a renovation to put it on the market.I realize the equation 70 percent of ARV minus repairs is for the rehabber that's why I'm saying it should be a normal cultural thing for a seller who1. wants to sell the property fast with all cash2.
