Well, life is apparently no different even when you escape the military, because the VA is governed by the same types of guidelines.  

Coming from a banking world I think of a fully indexed rate as an index plus a margin to arrive at final rate. but you make a great point. sadly it will never happen, government needs inflation to happen and the double taxation on it.

I just came across a 12 unit apartment complex that is a section 8 government subsidized.

Right now I have flood insurance so I wondered also if getting out of FHA would allow for private flood insurance instead if the government backed stuff.

I need some credibility and a possible partner to help close. 

I have done some internet search but I am not sure how credible they are.
