Here in Wisconsin, I see investors pull out because of disinterest or poor investment choices, whereas our clients are consistently seeing new deals and always engaged in the market. 

Now I need systems and processes and would love feedback on how to take the next step in consistently getting deals.

You might be able to do so, but this would need to be consistent across all of the apartment units.  

Randy, Look for the longest track record with consistant earnings (c/c and/or IRR depending on your goals).

Also sometimes larger and more expensive houses are harder to get fully and consistently booked.PM fees can be rough.

This is not to say that the solution is the reimplementation of a gold standard, but it is to say that our perception of strength in markets (which is in dollar terms) was obfuscated as the dollar was no longer a consistent store of value across longer periods of time. 

After I discovered mold in an old house, I have ever since placed humidity gauges in each room and consistently monitor my basement.

It doesn't take long to get out of the uncomfortable stage, you just have to be consistent with it and always try to improve.

Since they are detached units I was planning to renovate as they became vacant rather than doing all ten at once for a more consistent cash stream.
