I'm in need of an insurance policy while holding the property- my team is using hard money.

Last year I spent more money on spilt liquor in bars from one side of this world to the other than Mike made.

I do have an agent, GC and will ve using hard money lending.

I personally challenge owners to look at what the Holiday Inn in Pigeon Forge and Gatlinburg are charging and they might see how much money they are leaving on the table.   

I was trying to be nice and just explain that you can't actually manage real estate if you have no money and no experience.

But I want to control where the money goes, not just into stocks and bonds.

Seller financing and ITIN lending seems to be the norm in this area due to buyers in lacking the ability to use traditional financing (usually because they don’t have social numbers).My question does anyone have any guidance around structuring a seller financing deal for a home that was recently rehabbed using a hard money lender? 

I know there is Airdna but it costs money.
