First, figure out what you are trying to accomplish and be absolutely sure this is the right approach for you and your specific situation.

I focus primarily on residential but have the ability to work on commercial deals as well (broker here).

I actually had a client approach me to handle his listing and guests, for a fee.

It may be possible to do a hybrid STR/MTR approach.

My wife and I settled on a small multi family approach, so we were able to purchase a duplex last December.

You seem to be focused on cash flow based on the emphasis placed on the 10 Cap in your pos but you also describe the neighborhood as "shady" which I interpret to be a lower barrier/ at best "C" neighborhood.

I don't think my tax advisor is claiming depreciation for two rental properties and I'm looking for some help from the BP community.
