Look that up if you don't know what it is.It may take you a little while to feel comfortable talking to and making offers to sellers, but it get's easier the more you do it.

The PE world is usually high risk and if you are comfortable with that you can achieve high returns but also get burnt.

Look here is the point.You can either see what you want to see, and believe what is easier and more convenient for you to believe, ORYou can realize there IS a much better way, and get out of your comfort zone and STEP UP, take control and dominate! 

Because the market is deemed low risk investors are comfortable taking lower returns and obviously owner occupants want to live there. 

I don't think they have been at all which is why the previous owner never felt comfortable making them sign a lease or never raised their rents.  

But if it's just a matter of having a warm-up property or investment, so to speak, then the answer depends on what you're most comfortable with.
