I am a soon-to-be college graduate starting out in the real estate industry in Utah.

I assume you'll have plenty of demand with college students there.

I would have no problem partnering with an experienced investor.I wound up in Idaho after college after moving around quite a bit growing up (parents are ex-military, but that was before I was born).  

They always lived simply but had the means to pay for the college education (and beyond) for all of their grandchildren.

I found a college where the rent seems to high compared to the prices of the houses, so I did my research on the area and there is one house that popped out to me.To say as little as possible on the house, it is listed at $60,000 5 BR, 2.5 Bath.  

In the college town where I lived many years ago they had fines built into the leases. 

Also I would personally go with a small size refrigerator but not a college dorm room size small.

I'm willing to take risks.. but being in debt with college tuition and as well as helping pay my fathers medical bills, I find myself in lack of funds.

Just a little background to my situation: I have lived in Orlando for about 5 years but have lived in 4 very different and geographically separate areas within that time (college and apartments).
