The thing though was that the comps and properties in her area were only selling for about 310-330; around $100,000 less than what she owed, putting her in underwater mortgage.After talking and gathering more information, I also found her mortgage payment was $1670 impounded (PITI) and she was collecting a $2,500 monthly rent.

The only way I would do it was if I owned a newer property that was going to need a minimum amount of maintenance, had a good manintenance guy, and had someone who lived newrby to help collect rent if need be.

I later I put it into a spread sheet so when I come across something I can see who would likely be a buyer.I also have a instapage through go daddy (free when you purchase a domain name) with a form to collect info.
