I have a property that we originally bought to flip in Southern WI (close to IL border). 

I just closed a 3-plex in St Pete a couple months ago with a client Ben Dugoni who just got married.

Some people (us included) keep our contractors close to the chest so it's easier to find banks and vendors (like carpet installation).

I found a cash buyer and we closed before the auction date.

I bought my first home in 2021, which was quite the roller coaster, and in 2022, I closed on a small piece of vacant land all by myself, despite some fears.

My current main focus is to build out my network, put together a team, and eventually close on a deal for my first multi-family property within the next year.

. - Short-Term Rental (STR) License - Littleton CO - The shorter the stay, normally the higher the revenue but also higher work with turnover, etc.You'll also want to check zoning laws to see if you can legally have it be a duplex if you move out. 

Or what seems crazy to me.Is it legal to create a 501c3 organization to buy investment properties and rent them out at fair market value?

LITERALLY before my life blew up and I closed on 2 SFHs for STR on the same day!
