As a former engineer who decided to pursue real estate investing/agency full-time, you are making a great decision. 

I would still weigh your decision heavily on service- if you are in this for the long haul, you need a relationship with a lender who will go to bat for you!

This will be our first property and we trying to make the most informed decisions.

I would base your refinance decision on "need for the money" more than worrying about interest rates.

You can cancel when you've made your decision, which, all things considered, is a very important one - ie don't skimp up front.You can use the low end of the averages if you want to be conservative.

That way you can make educated decisions based on your numbers.

I was just stuck in between making a decision because of the hit to income or if I should try a different type of lending to finance the property
