For you, maybe there’s an area near a forest full of termites… I’m making that up of course but I’m saying become an expert not just on the good, because that’s the salesy stuff that comes a dime a dozen.

Hey Chris...Many investors in the area find it super helpful to partner with local experts that can be their eyes and ears.  

Both companies are local ADU experts and would be a great place to start.

When in a role, my goal is always simply to advance to a position where I can be the subject matter expert in my field, the go to person.

An expert is what you need.

In the jurisdictions we cover, we could obtain a certified copy of the deed and re-record it with the marital status corrected — “This Deed is being re-recorded to correct marital status.” 

Medium-term is not legally defined, just like BRRRR or Househack.Maybe an insurance expert can chime in.

I'm on here researching tax lien investing, and stumbled on this thread.I don't have any prudent advice beyond what all you other experts have stated since I am learning, but this is interesting to learn mistakes like this can happen.

The main reason I would stay with an Insurance company, is they supply the Attorneys and other experts. 

He is an expert in Washington!
