we're planning to do all the repairs. we can do mostly everything tile,carpet,wood floors, sheet rock,painting,plumbing,siding, roofing, and landscaping. we can also get everything at really good prices most of our friends and family work on construction. do we need city permits to do all the work?

Basically they did demolition, some dry wall and electric and very little tiling (renovations were for bathroom, kitchen, flooring, and basement).

When I arrived, I discovered 3 missing door knobs, broken tile, broken washer, toilet paper roll torn out of wall, stained carpet, etc.

Flooring-wise I put tile in the bathroom and kitchen and LVT everywhere else. 

Some "wow" factors:  taller cabinets like 36" or 42", under counter lights, cove top lighting,  fancy tile back splashes,  granite or quartz counter tops, fancy door handles.

Hands down, no question, ceramic tile!

Tiled floors.

I can't just do tile, because the floor is plywood and it is too expensive and time consuming to lay underlayment, etc.
