Hi folks - got a few tenant screening questions to add to the dozens of similarly-titled threads:For context, these units are C+ in a working-class neighborhood, and rent for between $650 and $750/mo.(1)  Tenant is a bartender, so their pay stub is not reflective of their true income.

From a lender's perspective zip code specific data reflects overall the area is experiencing double digit appreciation and it looks like it will continue thru 2017.

To do the 13 hr shift we're talking about here would require the daughter to be an adult, or 18 yrs old.I would never rent to travelling nurses in any case, but if you continue to do so, Wendy, I would definitely change your lease so that the wording reflects your desires for the property.

Your lot value would decrease, and you wouldn't be able to use similar Duplex lots as comps.Also, an appraiser may believe that a property will increase an "estimated 10%", but that also won't reflect in the appraisal.

Might be true and If the property is empty a swag on rent is more possible but with tenants in place it's harder to believe that those rents don't really reflect reality for the property as is.
