My estimations on vacancy are based on the fact the these apartments across the street will likely be occupied and a prospective tenant will see that I am offering a washer dryer, nicer kitchen and bathroom for significantly less.

Purchase price: $89,895 Here's the finished pictures of our back unit....we installed new LVP, painted all walls, painted out the kitchen cabinets and installed a tile backsplash, gutted and redid the bathroom, tore down the water stained ceiling in the mudroom and left the old wooden beams exposed, exposed old shiplap on the walls, de-did the stairs to the attic, and turned the attic into a legal 2nd bedroom.

I am remodeling a bathroom for a future rental at the moment and I am wondering if I am required to actually put a door onto the standing shower install.   

Yesterday I went in there unit- I had to snake a bathroom sink line that was clogged ( sediment build up not their fault).

Up until around 18 months ago, the rental income numbers were great on a 4 bedroom 4 bathroom condo set up geared towards students.

And another good recommendation I read here--put make up wipes or black/gray washcloths in the bathroom so your guests don't trash your white towels with makeup removal. 

That 75% rule doesn't account for the  "hey if we sacrifice that 4th bedroom and make an other bathroom the ARV goes up $50K, as this market/area demands 350K for a 3B 2b house!

Here are my hopefully conservative estimated repairs:New Roof - $8k, Replace all Flooring - $9K, Complete Kitchen Remodel - $10k, Remodel Bathrooms - $8k, Interior Paint - $7k, New AC/Heater - $8k, Exterior Repairs - $1k (it looks good)Total Repair cost is $51KI only have 20K in cash, so I will need to initially purchase it with hard money with an estimated cost of 15k.70 percent rule says at $210K that I should only have about $147K invested in this deal.

I wish I knew what the soft floors in one of the bathrooms indicated.
