Hello All, I am about to sign an agreement with a property management company for two of my properties i just purchased out of states properties in Saint louis Missouri and i do concern with AUTHORIZATION paragraph, is it the same as giving power of attorney to PMAlso the PAYMENT where it says i have to pay PM even if there is no tenant in the unit.

Luckily, the authorities were contacted before any real damage was done so all that occurred was a broken window, carpet damage, and a terrified tenant.We decided what was best was for the tenant to contact their renters insurance and for us to contact our homeowners insurance and mentioned that we will have the window replaced as soon as we can.Is there anything else we can do in this situation?

My latest update is that it seems like as an F-1 student, I have to options: have an ongoing internship (CPT) that doesn't expire within 6 months or have an OPT (post-grad work authorization for international students) that doesn't expire in 6 months.

Since you've authorized the service, you're probably stuck at this point but I would tell the tenant that in order to reimburse him, you will need a detailed repair invoice from the contractor - showing payment made - that is in your name as the owner on the invoice.

keep in mind if it is at a title company ( a legit one) it cannot be released without your written authorization.. so if you have a contract dispute on time lines.. and the seller wont cooperate then you have to Sue in small claims or get a lawyer..

As a lender I pay property taxes and tax liens off all the time; the taxing authorities just want to be paid; they’re not picky about whose bank account the money comes out of.
